Grants and financing for your Airbnb prepaid meter

CEE (French Energy Savings Certificates), MaPrimeRenov' (French national renovation grant), regional aids: several schemes can lighten the bill of your energy submetering. We help you identify the aids eligible to your short-term rental and build a solid file, without unrealistic promises.

Overview

Which public grants actually fund a submeter?

The landscape of energy renovation grants is dense, but few owners know that a submetering or consumption-monitoring project can qualify for certain schemes. Energy Savings Certificates (CEE), MaPrimeRenov' in some cases, and regional or departmental aids can co-fund your installation, provided it fits into a consumption-control logic.

Let us stay realistic: no national grant specifically targets prepaid meters for short-term rentals. However, a global project including monitoring, load shedding, or a smart thermostat can be valorized via CEE standardized templates (notably BAR-TH-173, BAR-TH-118). Amounts range from 50 to a few hundred euros per property, depending on covered items and the kWh cumac price at the time of filing.

Our role: help you identify what is actually eligible in your setup (LMNP furnished non-professional, LMP furnished professional, primary residence partly rented) and build a clean file. A Powtiva kit at 112-167 EUR can thus see its net cost reduced, while generating recurring savings through full rebilling of the energy consumed by your guests.

How to finance your Airbnb prepaid meter

A three-step method to leave no grant on the table

1

Eligibility audit

We analyze your tax status (LMNP, LMP, private individual), the type of property, its location, and your side works to map the mobilizable aids: CEE, MaPrimeRenov', regional aids, eco-PTZ zero-rate loan.

2

File preparation

We prepare the compliant quotes, hardware datasheets, and required attestations. CEE requests must be filed before the quote is signed: a strict deadline.

3

Installation and payment

After the submeter is installed (2 to 3 hours on average) and invoices are submitted, CEE bonuses are paid out within 4 to 12 weeks. Local aids follow their own processing calendars.

Legal focus

Eligibility by furnished-rental host status

Your tax regime strongly shapes access to public grants

LMNP on the actual regime

You can amortize the submeter and deduct installation costs. MaPrimeRenov' stays out of reach for a purely tourist rental property, but CEE are open with no income conditions, whatever the regime.

LMP or SCI subject to corporate tax

Installation costs are fully deductible from the result. CEE remain available. Some regional aids require a 3 to 5-year rental commitment, to be checked case by case in the rulebook.

Primary residence partly rented

If your property remains your primary residence and you rent it occasionally, MaPrimeRenov' can apply subject to income conditions (blue, yellow, purple, pink brackets). The submeter alone does not trigger the grant: it must accompany other eligible works.

Why to mobilize grants for your prepaid project

Beyond cost, a structuring approach for your business

Reduced net cost

A kit at 167 EUR can see its effective price cut after stacking CEE and any local aids. Every euro of grant obtained is a euro that accelerates your ROI, generally reached between 6 and 14 months depending on occupancy rate.

A file that adds value to the property

Building a CEE file creates an administrative trail of your energy investments. It is an intangible asset useful in case of resale, refinancing, or handing management to a demanding concierge service.

Coherence with a global plan

Grants reward structured projects: submetering, insulation, monitoring, LED lighting. A prepaid meter well integrated into a renovation plan makes your file credible in the eyes of reviewers.

Cash preserved

Some grants are paid before works (CEE advances, regional subsidies), others after. Combining both approaches lets you install without tying up all your cash at once, essential when managing several properties in parallel.

Comparison between a self-funded installation and a subsidized project

Without a grant approach

  • Direct purchase of a Powtiva kit at 149 EUR paid from own funds
  • Monthly subscription of 19 EUR included in deductible expenses
  • No administrative record valorizable in case of asset audit

Net cost borne

With CEE and Pays de la Loire regional aid

  • Building a CEE file paired with a smart thermostat eligible under BAR-TH-173
  • Estimated CEE bonus of 80 EUR paid within 8 weeks after works
  • Local energy transition aid of 40 EUR capped on the project
